At North Florida Real Estate & Management, We Provide Both.
We believe a professional property management company should improve your cash flows. We will work to bring your rent to market value. We recommend increasing the monthly rent to a minimum of the Consumer Price Index (CPI) published each year. This is rate of inflation and what you can expect all goods and services to rise.
We strive to have the lowest vacancy rates possible. We do this by making your property ‘rent ready’ as quickly as possible, and by aggressively advertising your rental through every possible market channel including the Multiple Listing Service (MLS). Our average days on market before securing a paying tenant is 22 days. Every day your property sits on the market without a tenant costs money.
With the full benefit our own Maintenance Division and a well-qualified Team, we are able to keep the cost of repairs low. Because of the high volume of business we do , we oftentimes are able to purchase products, and materials at much lower cost than others.
On rare situations where we use an outside contractor (such as roofing repairs, pool repairs), all our vendors have been vetted and we have secured their insurance information as well.

Tom Rowand Jr.
Managing Partner
A North Florida Native with over twenty-five years in the property preservation industry.
His work in the Property Management field includes overseeing high end properties along with low income housing properties. He understands that attention to details plus thorough property inspections ensure properties remain in the best possible shape.
His experience has brought him a valuable understanding on the importance of good tenants and the correlation that happy tenants lead to lease renewals and keeps vacancy rates low.
His passion for excellent customer service led him to author publications on How to Best Serve the Client and Efficiency in Landscape & Irrigation.
Lori Neighbors
Broker/Owner
Jacksonville native Lori Neighbors, along with her family, entered the real estate business in 1994. The Neighbor’s entrepreneurial ingenuity and customer-focused approach combined with local market expertise became a huge advantage for families in their real estate transactions.
Today, Lori and her team continue the Neighbor’s family dedication to make every customers’ utmost needs a top priority.
Ed Prusinski
Maintenance Division
Ed is our Director of Operations for North Florida Real Estate Maintenance. A Florida Native, Ed brings our clients over 25-plus years of experience in General Contracting and Home Repairs. He’s completed home renovation and restorations projects throughout North Florida.
He owns investment property himself and understands the vital importance of maintenance in keeping properties rent-ready. He is also aware of how repair costs can cripple the returns on your investment properties.
His frustration with the unreliability of area vendors, escalating repair costs and continued delays in getting scheduled work done on his properties led to him starting his maintenance and contracting career.
With his guidance and leadership, our Maintenance Division has grown to become one of the largest in North Florida for home maintenance and renovation work.

We believe that property owners want and should expect that their Property Management Company will perform as promised. We back up that belief with our 7 Performance Guarantees.
Payment
We get paid only when your resident pays. We do not charge a vacancy fee.
Service
Your monthly proceeds will be sent to you within 7 days of us receiving good funds. If we fail to do so, we will waive that month’s management fee.
Fee
We will match the Fee of any comparable Management Company.
Response
We will respond to all calls, texts, or emails we receive within 1 business day, if we fail to do so, we will waive that month’s managements fee.
Better Tenant
If a resident we place in your property does not perform within the first year, we will not charge a fee to place a new resident in your property.
Your Satisfaction
If you are not happy with our performance, you may cancel at any time with a 60-day notice.
Rental
If we don’t find a desirable resident within 30 days of going on the market, we will waive one month’s management fee.
